In home real estate, 3 words matter: photos, photos, photos
To reinvent a cliché, a picture could be worth thousands of dollars when you're selling real estate, and good photography and video is becoming more important than ever. Last year, about 80 percent of home buyers used the Internet while house hunting, according to the 2006 Profile of Home Buyers & Sellers by the National Association of Realtors. Almost all of the 7,500 home buyers the association surveyed said pictures and video were the most important factor when searching for a home online. "We always stress the importance of photography," San Antonio Board of Realtors CEO Travis Kessler said. "Our statistics show that properties that have six or more photos posted in the online listing are viewed several times more than listings that don't have as many pictures." Fewer pictures or bad pictures result in reduced interest in properties, which means they could sit on the market longer, said Sherry Settles, marketing manager for Bradfield Properties. That could even lead to a lower selling price. "Consumers, if they see that there's only one picture or no picture, they think there's something wrong with the house," she said. Until about two years ago, SABOR had a staff photographer who would shoot one exterior photo of every listing that went into the Multiple Listing Service.
